I have now been in Bulgaria for close to 14 years and following breakdown of long term relationship I am looking to move back to the UK or Spain and it is time for a change. I am looking to sell my main home and smallholding in Bulgaria.
Details are as follows:
Main house - This is a newly built (in 2007) large 3 bedroom open plan bungalow with large terrace, conservatory and another covered seating area to the side, along with a BBQ 'house', large garden of around 1000sqm, vegetable area (securely fenced to keep dogs off), large secure dog pen, large gravel parking area, small workshop and shed and covered car port. The property is being exchanged with all furniture and fixtures and fittings. There are 3 double bedrooms, the main one having a wood burner and en-suite. Heating is from wood burners. Hot water is electric boilers and solar. There is mains water and electric, good internet and it is on a septic tank (does not need emptying). The house is on a tarmac road through the village. We also own the properties on either side and as we have taken down walls, made gateways and changed boundaries we are selling/exchanging as 'one' property.
Next door is a renovated and furnished large 4 bedroom house. Downstairs is a large one bedroom self contained flat with bedroom with en-suite, a basic kitchen and dining area and a large lounge. External stairs then lead to a further 3 bedrooms and bathroom. The garden is around 900sqm with a BBQ house with traditional lamb oven, chicken coop in one corner and covered wood store.
On the other side of my main home there is an un-renovated house of 3 rooms and a hallway, many barns and a large plot of around 1500sqm with a small orchard. Next to this is a plot of 1500sqm with a falling down house and barns, 3 newly built dog kennels and wood store. I am slowly making this into a large vegetable area for permaculture and eco-building.
Altogether there are 2 houses for living or renting out, one for refurbishment and another for either re-build or additional land and storage.
I also own another plot of land in the village, just over the road which is 700sqm and could be built on and this will also be included (currently used for crops by a neighbour in return for some potatoes and eggs). I also own a plot of land bought for development on the edge of the city and near the spa resort. It is 3000sqm and currently agricultural land. This will also be included. And another plot of land around an hour away, which is regulated (could be built on and services re-connected) and 1490sqm. Again this will be included.
Would also include small Kubota tractor. All renovated properties come fully furnished and ready to live in or rent out. I have rented out one of the houses in the past, unfurnished, for 150 Euros a month and there is a market for either longer term rentals or short term holiday lets as we are in the 'Rose' valley and valley of the Thracian Kings Tombs.
I would transfer our Bulgarian company which owns all the properties, this means transfer fees will only be around 500 Euros in total. The company is registered to my main home.
Yulievo is a small village with a couple of shops and a couple of small local bars. It is next door to Yagoda mineral spa area where there are two spa hotel complexes with indoor and outdoor thermally heated pools and the old traditional baths are being restored. There are also a couple of small supermarkets, pharmacy, doctors, DIY store and restaurants. Just 7km away you have the small municipality town of Maglizh with a supermarket, small hospital, shops, bakery, butchers, DIY shop and more. And Stara Zagora city and Kazanlak are 20km away, where there is everything you would expect of a city. The nearest train station is 2km away in either Dabovo or Tulovo village. There are daily buses to the towns and cities. The nearest airport is Plovdiv about an hour and half away, Burgas and the coast are under 2 hours away and Sofia and the capital and airport is just under 3 hours away. You can be in Greece in 2 hours or so and easily get to Turkey, Romania and Serbia.
I value the 'small complex' above at around 170,000 Euros. I would be open to a rent to buy option if there was a sizeable deposit paid and then payments over the next 2 to 3 years.
I also own a house in a nearby town which could be used as a commercial property (salon, dog grooming clinic, restaurant) and is renovated (30,000 Euros). Or could just be a house.
Or I would consider a swap or part exchange for something in Spain - or something in north UK (Cumbria/Lancashire) or Scotland. Money either way.
