Property Features

A semi-converted 2 level (mezzanine in upper level) rustic barn (70m2) – with recent roof, recent floor, outside rendering, new downstairs wooden door, two new roof windows, wood burner, new Swedish wood stove (Josef Davidson, Idun No.1). New dry compost toilet house with running water, new shower wood burner/radiator on roof (needs to be installed), greenhouse annex nursery (25m2) and wood shelter. 

 

Recently a Yurt-platform has been constructed for you to directly start living here (also great for a large tent, tipi or bell tent), whilst finishing the renovation of the stone house.

 

The barn has been partially insulated (needs finishing). Inclusive Solar (3 kW) and Generator set backup, garden tools, power tools, 4x IBC-tanks, basic kitchenette incl. gas cookers and a brand new wood stove (!) from the Swedish manufacturer Josef Davidsson, the Idun No.1.

 

Land

Stunning 1.5ha of land with a stream, waterfalls, plunge pools, a water mine and an irrigation cave (suitable for fungi), many (very productive – I sell the chestnuts) chestnut trees, some pine trees, a small orchard (apples/pears/walnut) and many more have been planted. It can be perfect for permaculture or just for starting an edible forest garden or small holding. The land is built through with very solid granite irrigation channels (majority has been cleared).

 

Utilities

No mains water (although a Ram pump and IBC-tank has been installed, but not yet connected, from the stream to the main house). The mountain stream water has been tested and is pure. I drink it. The IBC-tank (incl. filter) has a constant overflow to irrigate the garden. 

Electricity: The Solar DC & AC setup is working above my expectations. I have an average of making 1.68kWh per day and the high in the last 30 days was 3.36kWh. This has been enough for all my lights, a satellite modem and WiFi station, desktop and topping up small devices, a chest freezer. We also recently used a heavy duty metre saw (1400W).

 

Description

The potential for a sustainable life based on Permaculture are all here on this 1.5ha of land. It has an abundance of water, all year round! The crystal clear stream, falls and plunge pool are so refreshing, but are also bringing life to the soil. The land has been producing enough biomass for mulching and there are plenty of large pine trees on the ground (no fire hazard anymore) ready to turn into logs for the wood burner. The seasons ranges from being a stunning green to being dry grass nearer the house in the summer, but the irrigation channels can be redirected and cleared to change that; I have started with lavada’s on the house hillside to improve the soil and connected this infrastructure with new lavada’s around the house to catch the rainwater. The stone house has got a new roof, new mezzanine, floor and the outside of the property is fully rendered. I have added Solar (Victron Energy Inverter and MPPT-charger with a Kohler 4 kW generator as backup (automatic), installed (AC main switch with RCD’s and MCB’s) lighting up- and downstairs and started with insulation ceiling, floor and walls. The AC wall sockets are been installed. Furthermore I have started building some constructions for basic facilities. 

 

The property is inclusive Solar, Genset backup, 4 IBC-water tanks, 2x Ram pumps (copper), garden tools: Jonsered bush cutter, Jonsered chain saw and Stanley chain saw (needs repairing) and wheel barrel, Tooway satellite dish + modem (only subscribe for Internet online), enough wood for making your first furniture, left-over insulation materials and other re-usable items.

New extra buildings: wood shelter, dry compost toilet house with running water facet and a 25m2 construction suitable for e.g. green house or other purpose.

Recently a 20m2 wooden Yurt-deck platform (Octagon shape) has been added to the property.

Transport

Nearest main bus station is Seia (15 minutes away), nearest train station is Nelas (40 minutes away)

 

Amenities

Cafe, bar and a small supermarket are all an 8-minute walk in Póvoa Nova village. Seia hospital is 10 minutes away and numerous shops, bars, cafe’s, restaurants, markets, supermarkets, swimming pools, banks, doctors, library, schools etc. are all in Seia town, 15 minutes away. Local handicrafts including handmade cheese and wool blankets.

 

Local attractions

Serra da Estrela Natural Park – 101 thousand hectares of protected area (the largest in Portugal) encompassing the highest point in Portugal where there is a huge diversity of flora and fauna with an ‘alpine’ landscape. There are fabulous pure lakes to swim in, hiking and cycling trails, a ski resort and museums locally. Taken from the local tourist board description: “The magnificent landscape of the mountain is the natural habitat of mammals like wolves, boars, otters, foxes, genets and wild European rabbits. They are overflown by birds such as golden eagles and common buzzards, peregrine falcons, Eurasian eagle-owls and black kites.”

 

Situation of property

Isolated but an 8-minute walk from the local village. There aren’t any neighbors and no electricity cables to been seen. Perfect for Permaculture, small holding and/or Off-the-grid living more sustainable.

 

Access

The last 5 minutes of driving to the property from the village is on a track – all year long accessible by normal car. Access from the other side is by 4x4.
