We have approx 4 Acres of flat Land, ( 14800 m2 ) flat plot situated amongst the Orange Groves of the Orba Valley. It is situated 15 minute drive to Denia beach and ( ferry to Ibiza) and between 5 and 10 minute walk to a range of surrounding villages of which there are about 6 in the immediate area. It is a beautiful,rural location but as described, you have the best of both worlds, peace, quiet and tranquillity but close to everything.

We brought our Land in 2003 and it took us 4.5 years to gain planning permission for a two storey country house/ villa of 220 m2, three outbuildings of 30 m2 each, which could be utilised for stables or holiday lets, if you were looking for a independent income. We installed a Bore Hole 75 mt deep that supplys unlimeted free water, this also irrigates the land, as we had installed a professional underground pop up sprinkler system, approx 52 in total, so if you wanted a different income,such as growing crops, this would be possible. There is also permission to install a 10x5 swimming pool.. All licenses are in place for the water, and for the buildings. Architect and solicitors details will be provided to any interested parties. 

The machinery to keep the land is included, tractor, grass cutter and various equipment you would need to maintain it. We have been working on the land using a new 10 Kva generator, housed in its own builing alongside the well and filtration system. The generator is more than sufficiant to power two houses. We have installed solar panels on the 50m2 garage we build for basic electrical needs, if you wanted to build the house and other buildings, it is possible with alternative power such as wind power to live off grid, but equally mains electric is possible and in reach, seven posts away fron the nearest transformer,we were quoted 15000 euro for this to be installed.

The plot with planning permission was independantly valued, three years ago at approx 300,000 euro and with a good quality construction, between 600,000 and 800,000.

We appreciate times have changed and also our circumstances, therefor we are looking within the region of 165,000 euros.
