Cush Cottage is located in Martinstown,Co Limerick, Ireland and is the perfect property for the horse owner who wants top quality land, fantastic hacking from the gate, some of the best hunting in Ireland, Scarteen House only 10 minutes away and amazing equestrian centres like Kilguilkey House, Ballindenisk and Millstreet all within an hour. Martinstown Stud is 2 minutes away. There are several good vets, farriers and feed suppliers available locally.  

 

Also plenty of activities for the non rider with the national mountain bike centre, Ballyhoura Trail Riders and the Lazy Dog clay shooting ground on the doorstep. Amazing walking, trekking and hacking in the Ballyhouras and the Glen of Aherlow and the scenic Galtees are a short drive away.

 

Fantastic location in the heart of Ballyhoura country and only 40 minutes to Limerick city, 20 minutes to Mitchelstown, Charleville and Tipperary towns and a 1 hour drive to both Cork and Shannon airports. The village of Kilfinane is 5 minutes away with a large shop, garage, chemist, doctors, school, church, post office, pubs, take away and a cafe/restaurant. Kilmallock town is 10 minutes away with even more facilities, bank, hardware centre etc.

 

The main bulk of the land is in one big paddock and completely surrounded by post, rail and hedging which is all electrified. There is a smaller paddock which also has post, rail and hedging. The land is dry and the grass is top quality being part of the Golden Vale. There are mains water troughs in both. There is a muck heap which is constructed with both sleepers and stone walls.  

 

There are 2 stone built stables measuring 13’x12’ with cobbled floors. They are both serviced with water, lights and both have stable doors with grills on top (removable). There is a feed / tack area in the middle with lights, electricity and Belfast sink plus shelving. There are several LED spotlights around the house and stable block which are both switch and sensor operated.

 

There is also a 3 span open barn 60` x 30` with timber slatted front and vented rear sheeting, concrete floor with drainage channels, electric and water tap here also. This is linked to the big paddock and offers a more natural type of environment for your horses. This is what we currently do as they come and go as they please and there is a water trough and an area for bedding etc. The end section is currently divided and here we have hay and feed stored. Also extensive shelving allows all rugs and tack to be stored here. The concrete area in front of the barn also measures 60` x 30`.

 

There is a wood chip area which is used as an outdoor dining area and there are steps leading up to the lawn which is underneath some trees. This garden area overlooks the main paddock and has post and rail on 3 sides. Perfect for a Summer evening to have a drink and watch the horses.

 

There is a large garden area at the front of the property which is bordered by hedging, trees and post and rail. This area has been left deliberately “wild” as this is where the chickens live. Completely free range and safe for them it could very easily be transformed into a lawned area or for growing veg etc.

 

The entrance to the property is through a fully sheeted gate and stone walls which offers full privacy and the whole outside is completely safe for both children and dogs. We have 3 small dogs and never had to worry about them getting out etc. There is ample room outside for parking cars, horse trailers and even horse lorries. It's all surfaced in a small coloured stone chip and completely maintenance free. There are no neighbours bordering the property anywhere, just farm land.

 

The cottage itself is stone built from a local Kilfinane sandstone and is a red/brown colour. It was originally a coach house with an extra wide front door with a stone arch above. The whole property was extensively refurbished about 10 years ago with new roof , plumbing, wiring , windows, doors and insulation throughout. There are soffit mounted LED downlights both front and rear of the cottage.

 

The heating is provided by oil fired central heating with radiators throughout. There is also a Boru solid / wood burning stove in the downstairs area which heats the whole property by itself. There is also the option to reinstate underfloor heating downstairs as we prefer the radiators to provide the heating. Also very cool in the summer due to the thickness of the stone walls.

 

The front upvc door leads to the main area downstairs 42` x 18` which is open plan with tiled floors and upvc windows with fitted blinds and front door. The fully fitted kitchen has a breakfast bar with cooker, dishwasher, washing machine and freestanding fridge. The lounge area has a stove with a feature fireplace and marble hearth. There are separate lighting areas for the lounge, kitchen and dining area. There is sky tv and an excellent internet connection from a rural broadband company. There are several low level sockets throughout. The solid teak staircase with storage underneath leads to the upstairs.

 

There are 3 double sized bedrooms upstairs with Velux windows and fitted blinds. Bedroom 1 and 2 are  both 14` x 12` and bedroom 3 is 16` x 14`. Each room has radiators in each one and a tv access point. The floors are all timber as are the doors.  There is an ensuite in one of the bedrooms with a sink, bath etc. This bedroom also has a walk in airing cupboard which is also suitable as a walk in wardrobe. There is also a recently refurbished shower room off the landing with toilet, sink and oversized shower enclosure with heated towel rail and electric hot water fed system shower over.

There is a door with glass panes which leads to a lobby area which is excellent for storing boots, coats, saddles etc. There is a downstairs cloakroom off the lobby with toilet, sink and radiator. The back door is solid teak and can be double opened for better access. The water supply is from the local water scheme and is a very reasonable cost per year. The property is served by a septic tank system.
