There are two parts to Lot 1 as although technically separate plots, they share the same water and electricity supply. Lot 1a & b are therefore for sale together.
Lot 2 can be sold separately or with Lot 1, however Lot 2 will not be offered for sale until Lot 1 is sold unless to the same purchaser and then the complete package price will be reduced.
Lot 1a. Quince Cottage Ref: 97UU
Originally built in 2007 as a wooden house it was refurbished by us in 2012 after we had built our current home. It had insulation and an outer skin of bricks added, so now looks from the outside like a traditional “Monte” but has a lovely wooden interior and so is very heat/cold efficient. Total land area of this plot is 6000m2 (approx. 1.5 acres) and the house is 68m2 + 12m2 of covered terrace and a further 20m2 raised terrace
Two good sized double rooms, both with ensuite showers; a large sitting room with a fold away dining table and a galley kitchen. Covered terrace by the entrance door with another dining table and a further terrace to the front, all built on a raised concrete plinth with lovely views to the west.
We lived in Quince cottage for 4 1/2 years until we built our home and then we let it for riding holiday guests and holiday lets. In May 2018 we let it on a long term let and the original tenants are still there on an month by month tenancy. They were due to leave in October 2020, but their house has some problems, hence they are renewing monthly as required. I haven’t been inside since they have been here, but friends have, and they say it is being well cared for. The photos are therefore from when we let it prior to 2018.

This is an area of just over 13.4500 ha (approx. 33.25 acres), with fenced paddocks (all wooden post and electric fencing but with fixed metal farm gates and automatic water troughs to each field, except the lake field, which is just under 5ha with a lake!

Built 2008.There is American style Barn stabling, with an insulated roof and air gap under the ridge for ventilation. 11 stables with outside aspect and shuttered openings outwards, plus 4 stallion boxes, 2 of which look outwards also. All stables are 3.5m x 3.5m. Tack room, feed room, wash down area, 3 toilets, huge office and kitchen. Covered terrace for eating outside.
Built 2009. Warehouse - 20m x 12m with separation at one end to make a lorry shed. We used to fit our 12.5 ton 5 horse lorry in it with ease.

Perhaps the most important thing is that everything had planning permission, and therefore has habitation licenses and licenses to use, which out here can be a problem with quite a lot of yards that have formed over years!

Equus Shop and Horse Feed (on facebook) business. This is a business that continues to grow as we now are the Portuguese importers for not only Agrobs horse feed from Germany (which we have been since 2007); but also for Baileys horse feed from the UK (since Jan 2019) and the two lines complement each other. We also have the distribution rights in Spain for Agrobs and work alongside other companies there to supply them at trade.

Equus Ourique has always run a livery business. Currently there are just 11 horses due to the reduction that has been made with a view to selling the property. Most of these horses are on retirement livery and subject to the owners agreeing, then this could be taken on by a purchaser of the property free of charge, so creating an immediate income.
Lot 2. To include Monte de Carvalho (House of Oak) Ref: 95UU
Built in 2011, this large country Monte looks completely traditional from the outside as it nestles into the natural rolling countryside. The exterior belies its internal dimensions. At just under 300m2 the house is built for comfort with spectacular 270o views over the surrounding hills and valleys looking across the top of the yard and well beyond. It is set slightly down from the top of the hill so as to give protection from the prevailing wind. The house faces south. Energy efficiency rating B. It has a wall all the way round the terrace but at the front of the swimming pool is an area just tiled leading over to a fish pond and water blade below. This gives the effect of an infinity pool without the expense and waste of water in running one.
Construction of the house and outbuildings
Built and designed by the owners, the house has thick walls with special honeycomb bricks on the outside, thicker than normal insulation and then blocks on the inside. There is no thermal bridging on any of the pillars or windowsills. The house is constructed on block and beam with an air gap underneath so there is no risk of rising damp. Underfloor heating runs throughout the house and is heated by solar panels on the garage roof and a commercial sized wood burner (called Albert) with his own house at the end of the garage! In the summer excess solar heating can be diverted to heat the swimming pool.
As the house is built up into the side of a hill, there is a large cave underneath the first terrace. Below one side of the pool terrace is a garden shed and pump room and the other side has a cisterna to collect rain water from the roof that automatically tops up the swimming pool in the summer.
