All in need of renovation and improvement, property was rented and we didn’t get it back in a good condition, most of internal land fencing missing, ménage needs new surface and fencing, stables need repair but are in use, large workshop including car inspection pit needs roof repair, 2 statics in place, one good but needs services, has electric, 2 nd for renovation/scrapping but they have been in situ over 10 years now. 2 ponds, one could do with dredging I think, land is 85% dry but soon as we have some dry weather it does well, needs maintenance and tidying.
Holiday cottage is in process of being renovated, has been dry lined, insulated, has log burner, galley kitchen and 2 lovely bedrooms plus conservatory, hopefully will have carpets, redecorate etc and be a blank canvas ready to let, it is a 12 mth unrestricted holiday cottage so can be lived in all year round as multi family accommodation.
Main barn has had walls taken down and new erected, badly, needs internal work ie doors flooring etc, it’s had new oil boiler fitted and is liveable, new kitchen units in place but rest needs finishing and reconfiguring. Has room for 5/6 beds, has 2 bathrooms both working and in decent order.
Obviously we are at the end of winter so it doesn’t look it’s best, we have a lot of horses here, I was planning on marketing once cottage is clean and finished and land has dried up etc but there seems to be an interest now.
OIRO £650,000 could possibly split land from buildings (2 houses and approx 1acre garden £500,000) prior to renting property was valued at £750-£800k and I have been quoted £80k ( although some work has been done already) to do a top notch renovation on it which would hopefully yield property with value of £800k ish
