Small traditional stone cottage with attached stone and slate barns and it comes with a lot of land. (Approx 8 acres).

The land around the cottage is a mix of wild meadow, woods and garden area.  There is also a large amount of wild meadow, woods and scrub beyond.  Tractor access to this land was via a private track that is now overgrown however it is still possible to walk to the top meadows and the track could be bought back into use if desired. 

The cottage was renovated in 2003 with new slate roof, fosse toutes-eau, double-glazing, electrics and plumbing.  A substantial wood burner provides the heating and if necessary, a ceramic heater is installed as a backup in the living area.  Hot water is supplied with a Chauffe Eau situated in the stone barn outside – there is Internet and phone access provided by Orange France.

Accommodation comprises of  (over 2 floors and approx floor area of 50 sq mts)

Downstairs

Open plan lounge, dining and kitchen area, fitted shower room, and utility room with plumbing for washing machine and dishwasher;

Stairs lead to one double bedroom with a small single bedroom or dressing room off.

A large shed has been built within the grounds and there is an old Hay Barn, which is fine for storage of logs, caravans and cars etc.

The garden area has been planted with a mix of fruit trees and bushes – Brunswick Figs, Brown Turkey Fig, Bramley Apples, Coxes Orange Pippin, Canada Gris apple trees provide plenty of apples, the walled garden area next to the cottage (used to be a cow barn) has a mix of soft fruit planted.

The cottage was bought with my main interest in mind i.e. arts and crafts but it has plenty of scope to for a self sufficient smallholder or gardener to plant vegetables, raise chickens etc within the meadows.

The water supply to the cottage is supplied by a well access to which is provided within the deeds of the house, however, a small annual fee is paid to our elderly French neighbour for the use of her electric pump.  If mains water is desired we have had a formal quotation from the water company of about 1200 euros, access is nearby.

The cottage was purchased with the land to provide us with a degree of privacy and as such the upper meadows are still wild and left as they were, there is enough wood on the land to provide logs for the wood burner if correctly managed.

The area is a peaceful haven if you like the countryside, and it comes with the added bonus of not being too isolated and within easy driving distance of several large towns such as Carhaix, Lannion, Morlaix and Guingamp.  Dinard Airport and Roscoff or St Malo ferry service are about one hour’s drive away.

Another good point is that we are close to the beaches to the North and it takes just about 25 minutes to drive to the nearest one at the beautiful small town of  Plestin-les-Greves.  All in all, l Brittany is a glorious place to live with plenty to occupy your time.
