Small Holding Country House with 200 metres sea access.

Outbuildings and farmland on the Ring of Kerry and The Wild Atlantic Way, situated at the River Fertha Estuary on the Iveragh Peninsula, Co. Kerry, EIRE.
Farmland, fields, patches of woodland, wetlands, roads in between, 200 meter shore line to the Atlantic, 14.112 acres (5.7hectare).

Main House.
Floor area: 139m2 (1496ft2). Living, study, kitchen, bathroom, utility, 2 bedrooms, double glazed, underfloor heating, 2 Jotul stoves, wheelchair accessible, 4G broadband, lean-to turfshed.

The main house is an extended stone built house, renovated and restored in 1998 from a traditional cottage. An extension to the North side, facilitating modern pipe work and wett area, is built in brickwork. The roof is constructed with heavy Spanish slates and  insulated with sheep wool. Windows are double glazed. Underfloor heating. Two chimneys are provided for wood- turf burning stoves in the living and the kitchen. The ground floor is wheelchair accessible, no thresholds. Five Velux windows provide the day light and ventilation in kitchen, utility and bedrooms. Bathroom with free standing cast iron bath and a shower with a glass wall separation.
Accumulated data over the last 5 years proofs the average daily energy consumption for this house is 2.54kWh or 159kWh/m2/year. Comparable it turns out to be a rating of C2. The official BER rating, which is done by a non-calibrated computer program, is D2.

Studio.
Floor area: 88m2 (952ft2). Hall, kitchen, living/workshop, bedroom en suite. Carport for 2 cars. Oil fired central heating with rads in all rooms. At the south side a big window frame with two French doors with access to a terrace. The window frame is covered by an electric operated roller door.

The studio is built in block work with cavety. The roof is built with two RSJ’s and 6” x 3” rafters, 3/4” plywood, torch-on-felt, 6” (150mm) high density insulation, EPDM membrane (1mm), topsoil. It is plastered on the outside. The sloping roof allows good drainage and good grass grow during the season. At the north side a closed carport gives way to two cars and some storage. At the south side a big window frame with two French doors with acces to a terrace. The window frame is covered by an electric operated roller door.
Entrance, utility with storage, small kitchen area with sink, more storage and a chimney. Living/workshop with high ceiling and two light domes. Chimney for a stove. Bedroom en suite. Central heating with rads in all rooms.

Horse stable/Workshop.
Floor area: 70m2 (754ft2). Sliding door: 3.00mtr. x 2.45mtr. (9.8' x 8.0') Chimney for a stove. Lights, sockets and water taps.

At a distance of 25 meters north of the studio is a workshop built in block work with a cavety and plastered on the outside. Four windows on the north, east and south side. Two big sliding doors at the entrance. Two horse stables with prevention barred windows, with drink nipple and waste drainage. Loft for hay storage.

Log Cabin.
Floor area: 90m2. (968ft2). Living area with a Jotul timber stove, a built-in double bed, a kitchen corner with sink and a gas-hub, bathroom, bedroom. Suitable for 6 Persons.

The logcabin is situated halfway between the cottage and the estuary with 200 metre acces to the seashore.
The dimensions are 50' x 20', including timber/turf storage. In the living area is a Jotul timber stove, a box bed double bed, a kitchen corner with sink and a gas-hub.
One bedroom with two beds, can be turned into bunk-beds, a 'bath'-room with toilet and basin. In the kitchen and bathroom are two cold water taps. The toilet is a modern compost toilet without water flush. Electricity is provided by a generator.  There are oil-lamps, candles and led-lamps. The logcabin is fenced all around. At the rear is a small plantation with different species of trees, oak, sweet chestnut, alder, sycamore, hawthorn. A small patch for garden furniture.

Timber/turf storage shed.
Floor area: 32.5m2 (350ft2). Concrete floor, sliding doors 3.20mtr. (11')

This shed is built with new pallets and is very aery so the second year turf as well as the fire wood can dry quick and easy. A concrete floor makes moving easy. Two sliding doors on rails serve an opening of 3.20 meter.

Horse shelter.
Floor area: 38m2 ( 410ft2). Water taps, storage for hay/straw, trailer port for 2 trailers.

For sheltering horses, or other animals, at 100 meter south of the studio a shelter is built out of 170 logs with two entrances, one for animals inside, one for storage outside the fence. A sloped grass roof with EPDM membrane (1mil) covers the roof area. Two taps and one water nipple for the animals. At the north side of the horse shelter a trailer port for 2 small or one big trailer.

Caherciveen is a small town at 3 km distance of our property with 1200 inhabitants and many facilities for the region. Three supermarkets, two banks, garages-filling stations, restaurants, pubs, shops, hospital, primary- and secondary schools, health care centres etc.
At one hour drive are bigger cities Killarney and Tralee with train stations to Dublin and Cork. Kerry Airport with direct flights to Dublin, UK and Germany is also one hour drive. Cork International Airport, 2.5 hours drive, has two direct flights to Amsterdam and European destinations every day.
