This property is a classic smallholding situated on the Great Plain of Hungary, 1.5 hours by motorway from Budapest and the airport, close to two pretty villages, and the larger town of Kiskunfelegyhaza.  This is a developing area of Hungary with recent investment by Daimler-Benz in a new factory in the area as well as a number of multinationals expanding into the area (eg. Purina, Unilever).  Whilst the property offers an amazingly peaceful surrounding, there are markets, jobs, and good quality infrastructure in this area.  It's an ideal place to invest!

 

The smallholding extends to 4 661 m2, and consists of the land, one 'proper' house, a smaller 'summer house', large garage, well/hydrophore for irrigation, greenhouses and greenhouse heating equipment.   The current owners have run their smallholding on a self sufficient basis up until recently, and now wish to retire due to old age.  With little effort the property can be brought back into production and could provide a couple or small family with opportunities of self sufficient and sustainable living.

 

The climate is long hot summers, and short, sharp, cold winters.  Here you will live most of the year outside, and be able to enjoy the outside lifestyle.  There are beautiful fishing lakes in the area, mile upon mile of track you can walk and enjoy, fields of lavender, sunflowers, and all under deep blue skies.  This is the Hungarian Great Plain (Alfold), or the Central Plain of Europe!  It's a magical, natural, and beautiful place, with friendly people, good infrastructure, and a growing economy.

 

WHERE?

The property is situated approx 1000m from the tar road.  This tar road links (12km) to the new M5 motorway running North/South.  A little over an hour on the M5 and you are in Budapest..... 

There are numerous small villages dotted around the Great Plain, and close to this property are Petofiszallas and Jaszszentlaslo.  The larger town of Kiskunfelegyhaza is about 12km away, with the regional capital, Kecskemet, a beautiful city with shops, markets, and tree lined boulevards only 30km away.

WHY?

This area represents a positive growth area in Hungary, and is a good area to invest in property.  Recent increases in the local towns have exceeded 30% per annum, and in the future there will certainly be significant increases in the rural market.  In an area such as this, your investment is secure, and you can be assured you are not buying into a 'dying area'.  This is probably the most important consideration when buying property - location, location, location!  And this is the right location.

 

There are also beautiful thermal spas located around this area, two being only 15 minutes either way by car - the Jonathermal, and Kiskunfelegyhaza spa.

 

In the towns, villages and cities you can find a lot of good quality restaurants, and dining on the pavement is the style with wide tree lined boulevards and long warm summers.

 

WHAT?

This smallholding is one of thousands dotted around the Great Plane of Hungary, extending from Budapest to the borders with Croatia in the South, Romania in the east....  These are traditional properties locally termed a 'Tanya'.  They are restricted to 6000m2 in land area, and have some basic rules for building sizes and footprints.  These Tanyas provided self sufficient lifestyles for a large portion of the population in past times, and are still capable to do so - perhaps even more so these days with new technologies available.

The Tanya is surrounded by more Tanyas.....one my own, one used a a lodge by Budapest owners, and more local operating smallholding Tanyas.  The area is full of nature, from wild deer walking past to buzzards, Jays, squirrels, hedgehogs, lizzards......  and very peaceful!
